United Debt Services LLC is subleasing almost 22,000 square feet in the Hall Office Park at 2611 Internet Blvd.

Real estate brokers at Newmark Knight Frank located the prime office space in what is one of the tightest office markets in North Texas.

Less than 10 percent of the offices in Frisco are vacant, compared with 22 percent for all of North Texas.

“We searched high and low to come up with lease options within this very tight market,” said Newmark’s Clay Vaughn, who brokered the lease along with Jeff Eiting. “The space we leased was not vacant and not on the market.

The Hall Office Park, where United Debt Services LLC is subleasing almost 22,000 square feet, includes more than a dozen buildings.

“We made a quick deal when we heard this space might be available.”

The office previously housed operations of Century Payments Inc.

“This sublease is the perfect solution for United Debt Services,” David Melrose, founder of the debt settlement firm, said in a statement.

An affiliated company — Payment Relief Center — already occupies 17,000 square feet at 3803 Parkwood Blvd. in Frisco.

Hall Office Park is located at Gaylord Parkway and the Dallas North Tollway and contains more than 2 million square feet of office space in more than a dozen buildings. Only 9 percent of the space in the project is vacant.

United Debt Services’ just-signed lease is one of the largest in the Hall Office Park this year. Other companies including AmerisourceBergen Specialty Group, Securities Transfer Corp., MDI Achieve and MPG Ventures LLC have also leased office space in the area this year.
